Southern Illinois Construction

By hiring Southern Illinois Construction (“Company”, “we”, or “our”), you (“Client”) agree to the following terms and conditions:
1. Scope of Work
All services provided will be based on the written estimate or contract agreed upon by both parties. Any changes to the original scope (change orders) must be submitted in writing and may incur additional costs and time.
2. Estimates and Pricing

All estimates are valid for 30 days unless otherwise stated.

Final pricing may vary based on unforeseen conditions or client-requested changes.
3. Payments

A deposit of 50% is due before work begins.

Remaining balances are due according to the payment schedule outlined in the contract.

Late payments may be subject to a 20% late fee per month and/or suspension of services.
4. Project Scheduling

We strive to begin and complete projects on time.

Delays caused by weather, material shortages, or factors beyond our control may result in adjusted timelines.
5. Cancellations and Refunds

Cancellations must be submitted in writing.

Deposits are non-refundable once materials are ordered or work has started.

6. Worksite Access & Safety

The client agrees to provide safe and reasonable access to the worksite.

We are not responsible for delays or damages due to restricted access, unsafe conditions, or interference by other contractors.
7. Warranty

We provide a 1 year limited workmanship warranty on our labor.

Manufacturer warranties may apply for certain materials and will be passed on to the client when available.

Warranty is void if unauthorized modifications are made to our work.
8. Liability

Southern Illinois Construction is insured and will take reasonable steps to protect your property.

We are not liable for pre-existing conditions, hidden defects, or issues unrelated to our contracted work.
9. Dispute Resolution
Any disputes will first be addressed through good-faith negotiation. If unresolved, disputes may be subject to mediation or arbitration in [Saline County, Illinois] in accordance with local laws.
10. Governing Law
These Terms and Conditions are governed by the laws of the State of Illinois.
